What we do for you:

The management staff at Carson Commercial having been in commercial business for many
years, knows and understands the commercial rental market in the Mesa, Chandler, Tempe,
Gilbert, Fountain Hills, Ahwatukee, Scottsdale, Phoenix and surrounding areas. We are confident
that we can take the hassle out of your commercial investment.  As a full-service management firm, we offer tenant placement, credit screening, maintenance, property inspections, collections, evictions and monthly financial reporting. Sorry but we do not service any residential properties, we only work with Commercial properties for our clients.

It is our job to manage the property so you don’t have to worry about your investment.  A Specialized Property Manager will be assigned to your property to ensure your satisfaction with our company and regular personal contact with your property and will be responsible for the following :
> Advertise the property when new tenants are needed.
> Show the property to potential tenants.
> Screen applicants.
> Be present day of tenant move in to set standard of involvement and to answer any questions.
> Provide all tenant paperwork, including application and lease.
> Collect the rent, and pay property expenses.
> Deal with late payments, partial payments and no payments.
> Handle all bookkeeping and record keeping.
> Maintain a separate bank account for each property, we never comingle property funds even if they are the same owner.
> Maintain the property with periodic inspections.
> Handle emergency repairs.
> Enforce owners policies and established rules.
> Provide monthly accounting statements, reports and bank statements to owners. > With continual advertising, we take numerous calls daily to keep units fully rented.
> We require each potential tenant to complete an application, then follow up to verify their employment, rental history, credit & criminal history.
This helps assure that your property will have the best tenant possible.

To save you money, we contract and use preferred vendors who are skilled, licensed, and insured to provide quality and timely maintenance for your property. Therefore, you don’t have to pay the exorbitant rates charged by others, nor does your property have to wait until they can work it into their schedule, This can save you hundreds of dollars per year. We also use a porter service to make sure all the properties maintain a cleanly environment both for our current tenants happiness and appreciation but for prospective tenants as well, you never know when a property might be shown.

Approximately every 30 days, we make a thorough inspection of your property, both inside and outside. This helps us insure your property is being properly cared for and preventative measures can be taken to ensure the safety of your property.  This will eliminate any shock factor of repairs that may need to be done in the near future. These inspections allow us to maintain a healthy relationship with the tenants so we have a much better retention and renewal rate.

Evictions / Collections
If rents are not paid by the 5th of the month, we begin the processes necessary to collect rents or evict tenants. PERIOD!! We have a zero tolerance policy and any and all action will be submitted to you for approval so you are in the loop the whole way.  We have your best interest in mind and will move swiftly to get things resolved.

Our company is highly automated. Each month you receive a financial statement showing monies collected and any disbursements that have been made. We can provide numerous reports including tenant rental histories, property rental histories, tax information to your accountant, and a host of other reports with the touch of a button. We use the proprietary accounting software Yardi Genisis that is specificaly designed for our property management industry and allows for accurate accountability through multiple accounts with hundreds of reports at the touch of a button. This allows us to transfer files to a simple excel spreadsheet, word or PDF so we can email them for your record keeping. Each one of the sites we manage has its own bank account that is managed buy us, there is no co-mingling of funds even if its the same owner and different properties.
Standard Rates
Our standard rates listed below are subject to change based on size of property use of space and size of the structure. We have a minimum fee of $300 per month on each property but will not charge you for vacant spaces beyond the base fee if we are the listing agent on the property thus giving us an incentive to not only lease the space to earn a commission but to assist with overhead expenses on the property management as well.

Single Tenant location $300 - $500
Each additional tenant at the same location $100 up to 10 tenants then only $50 per tenant thereafter
Administration fee for legal issues against a tenant $50 each ocurance (attorney's fee's are additional)
Special inspection fee during normal business hours $50
After hours service charge $150 (6pm till 8am)
