Cosmopolitan Towers is a high-rise student housing facility located in downtown Phoenix Arizona and consists of 3
separate 23 story towers and a 6 story parking garage. This facility is an intercity infill project located in the heart of
Phoenix along the light rail designed to service Arizona State University both in the Downtown campus as well as the
Tempe campus by use of the light rail system. This project was permit ready and construction was to begin back in
mid to late 2007, but unfortunately the FDIC closed the bank our funding was with and we have recently revived this
project and are seeking funding. Each approved tower would provide affordable housing for over 750 students each
with a small street level retail component as well as student center and cafeteria on the second and third floors as well
as an out door pool and gym on the roof of each tower. The City of Phoenix was in great favor of this project as it
revitalizes the downtown area, improves the usage of the light rail system between the ASU campuses, provides greatly
needed student housing for the ever growing downtown ASU campus as well as creates a great many number of
needed jobs in the community over the next two to three years with the construction of the towers.

This 50,000 square foot shopping center is almost fully approved with the City of
Phoenix. We have the anchor tenant with 22,000 square feet with multiple other
tenants interested and are working with a few users for the one drive through out
pad on the property. We are currently seeking investment partners for this
Project and hope to begin construction soon.
Retirement Living 55+
Montecito Apartments is a 55 or older adult living community with 210 one, two and three bedroom units located in Mesa Arizona. This project sits on 8.7 acres and nearly fully approved and ready to go. There is a greater and greater demand for senior living as millions of baby boomers are retiring to the valley and our community is one that is developed around their needs. We anticipate a strong demand in leasing the property once construction begins.
